Since beginning operations with a single shopping center in 2018, SHAA Holdings has grown into a hands-on commercial property management company responsible for the day-to-day operations of a growing retail portfolio.

As a family-owned business, we take a practical, long-term approach to property operations, tenant support, vendor coordination, maintenance oversight, and ongoing improvements across our commercial retail centers.

Our portfolio sits in the working middle of Tennessee — places where neighborhood retail still anchors a town's main street. We keep the lights on, the parking lots paved, and the leases moving.

    Underwrite local fundamentals. Walk every parcel. Identify centers where consistent operations create durable cash flow.

    Stabilize

    Inherit existing tenants, audit leases, address deferred maintenance, and bring vendor relationships under one roof.

    Operate

    Daily operational oversight: rent collection, tenant coordination, repairs, landscaping, lighting, parking, snow, signage.

    Improve

    Reinvest into the asset — façade work, parking lot repaving, signage refreshes, and tenant build-outs that lift the whole center.

  • 01How do I report a maintenance issue at my space?+
    Reach out to the operations line and our team will route the issue to the right vendor. For after-hours emergencies — water, power, glass — call the office number and follow the prompt.
  • 02I'm a vendor — how do I get on your approved list?+
    Send a capabilities overview, COI, and references to the operations email. We work with electrical, HVAC, plumbing, paving, landscaping, signage, and general maintenance trades across all our markets.
  • 03Are any of your centers leasing right now?+
    Availability changes by center. Reach out to our asset director with the size, use, and trade area you're looking for and we'll point you to the right center — or let you know when something opens up.
  • 04Do you only operate the properties you own?+
    Today, yes. Our operations team is built around the SHAA portfolio. We're a focused operator, not a third-party manager.
  • 05How can a property owner contact you about a sale?+
    Direct seller inquiries go to our asset director. We look at neighborhood and grocery-anchored retail centers across Middle Tennessee with stable tenancy and main-street locations.
